Preferred Procedures Toward Complete Real Estate Purchase/Sale Transaction 
  • Formal offer-of-products/services by Vendor or Selling Agent

  • Expression of Interest by Buyer or Buyer’s Agent: Letter should indicate Projected Financial Range (min & max)

  • Issuance of a Pro Forma Invoice to the respective Prospect (Buyer)

  • Financial Institution(s) interview Buyer Prospects to determine Prequalification Levels

  • Prospective Buyers sit with Developer’s Architectural Team to explore design options. 

  • Vendor’s Statement available to Prospects: This is usually prepared by the seller’s legal practitioner or conveyancer. It is then signed by the seller and made available to prospective buyers, usually by the agent before the sale or auction. The buyer may then have the statement checked by his or her own legal practitioner or conveyancer prior to purchase.

  • The vendor’s statement contains information about the property’s title, including mortgages, covenants, easements, zoning and outgoings such as rates.  It is the buyer’s responsibility to find out about anything not covered in the vendor’s statement.

  • Final negotiation of terms and execution of a Formal Purchase/Sale Contract: The contract contains details of the property, names of the seller and buyer, seller’s agent, price, the deposit paid, balance owing at settlement and any special conditions such as a ‘subject to finance’ clause.

  • Mobilization of construction works and delivery of completed Housing Unit within 6 months post statutory & finance approvals.​
